Privacy Policy

BookCondosDirect (“we,” “us,” or “our”) operates bookcondosdirect.com, a platform where vacation-condo owners list their properties and guests book directly with those owners. This policy explains what information we collect, how we use it, and the choices you have.
Information we collect
Owner and administrator accounts. When an owner creates an account we collect a name, email address, and password (stored only as a secure hash). If you sign up or sign in with Google, we receive your name, email address, and Google account identifier from Google. Administrators sign in with Google. We never see your Google password or access your Gmail messages.
Listings. Owners provide information about their properties — descriptions, photos, locations, amenities, and booking-widget details — which is published on the site as part of the listing.
Usage information. Our servers keep routine logs (IP address, browser type, pages requested) used for security and troubleshooting. We use cookies for core site functions such as sign-in and abuse prevention; we do not use advertising cookies. The inquiry form uses Cloudflare Turnstile, which processes browser and network information to check for bots.
Guest inquiries. Browsing listings does not require an account. To contact an owner through our inquiry form, you sign in with a Gmail or Google Workspace account. We keep your name, verified email, and a hashed Google account identifier in a guest account separate from owner and administrator accounts. When you select Send inquiry to owner, you ask us to email your name, verified email, question, and any stay dates and guest count you provide to that property’s owner or their designated inquiry recipient. The owner replies directly to your email. BookCondosDirect does not provide a conversation inbox.
Guest bookings. When you book a condo, the booking is made through the owner’s own booking system (for example, their property-management software’s booking widget). Any details you enter there — including payment information — go to the owner and their booking provider under that provider’s privacy policy, not to us. We never collect or store guest payment details.
How we use information
Private site measurement. We measure public page views, visits, and estimated daily visitors, including visits to individual condos grouped by their owner. These counts are available only to site administrators; we do not currently provide them to owners. Measurement uses a temporary daily identifier derived from the sending IP address and browser information with a random daily key. The analytics database does not store raw IP addresses, full browser identifiers, inquiry content, search choices, or Google identity. It does not set analytics cookies or track you across websites. Temporary identifiers, event records, and daily keys are removed after three days by scheduled cleanup; daily aggregate counts without visitor identifiers are retained for historical comparisons. We honor Do Not Track and Global Privacy Control signals for this measurement. Hosting security logs are separate.
Booking-link monitoring. We periodically check public booking links. After repeated failures, we hide the affected listing and send the owner a service notice. We retain the listing’s latest check and incident status to manage corrections and restoration.
- To create and operate accounts and publish listings;
- To forward the inquiry you choose to send to an owner and let the owner reply directly to you;
- To respond to support requests and send service messages about an account;
- To secure the site, enforce inquiry limits, investigate reports, prevent fraud and abuse, and comply with law.
We do not sell personal information, and we do not share it with third parties for their marketing.
Google user data
We use the name, email address, and account identifier Google provides to create and authenticate your account. When you send a guest inquiry, we also share your name and verified email with the property’s owner or their designated inquiry recipient so they can answer your question. We do not access your Google password, Gmail messages, or other Google account content. We do not use Google user data for advertising. Our use of information received from Google APIs adheres to the Google API Services User Data Policy, including its Limited Use requirements.
Sharing
We share the inquiry you choose to send, including your name and verified email, with the property’s owner or their designated inquiry recipient. We also share information with service providers that host, protect, and operate the site and deliver email on our behalf, when required by law, or to protect the rights and safety of our users and the public. Published listing content is public. Google handles Google sign-in, and Cloudflare Turnstile checks for bots.
Retention and deletion
The contact database stores guest identity and abuse-prevention records, including inquiry metadata and hashed sending IP addresses; it does not store inquiry message bodies. Email delivery services and recipients may retain their copies. Inquiry metadata is removed after 90 days, inquiry IP blocks expire after seven days, and unbanned guest accounts inactive for 365 days are removed by scheduled cleanup. Ban records remain until reviewed. Guest sign-in sessions last seven days. Hosting logs are separate from these contact records.
Owner and administrator account information is kept while the account is active. You may request a copy of your personal information or deletion of your account at any time by emailing admin@bookcondosdirect.com; we will delete personal information unless we must retain it for legal or security reasons. You can also contact this address to request review of an inquiry block.
Children
The site is not directed to children under 13, and we do not knowingly collect personal information from them.
Changes
If we make material changes to this policy we will update this page and revise the effective date above.
